Description

The Alloy Hotel, a DoubleTree by Hilton property in King of Prussia, is seeking a skilled and motivated Lead Maintenance Technician to oversee and perform a variety of maintenance tasks to ensure the hotel’s facilities are safe, functional, and visually appealing. This hands-on leadership role supports the Engineering team in maintaining high standards of guest satisfaction, operational efficiency, and brand compliance.

Key Responsibilities

Ideal candidate will posses substantial background in residential and commercial electrical work.

  • Lead daily maintenance operations, including HVAC, plumbing, electrical, carpentry, and general repairs.
  • Perform routine inspections and preventive maintenance on equipment and systems.
  • Respond promptly to guest requests and service calls with professionalism and urgency.
  • Supervise and mentor junior maintenance staff, providing training and guidance as needed.
  • Maintain accurate records of maintenance activities, work orders, and inventory.
  • Ensure compliance with safety regulations, hotel policies, and brand standards.
  • Collaborate with other departments to support hotel operations and special projects.
  • Assist in managing vendor relationships and coordinating contracted services.
  • Participate in emergency response procedures and be available for on-call duties.

    Key Performance Indicators (KPIs)

  • Work Order Completion Rate: 95% of maintenance requests completed within 24 hours.
  • Preventive Maintenance Compliance: 100% of scheduled PM tasks completed on time monthly.
  • Guest Satisfaction (Maintenance-Related): Maintain a minimum of 90% satisfaction score on guest feedback related to maintenance issues.
  • Downtime Reduction: Reduce equipment downtime by 15% year-over-year through proactive maintenance.
  • Safety Compliance: Zero OSHA recordable incidents; 100% completion of safety training for self and team.
  • Inventory Accuracy: Maintain 95% accuracy in parts and supply inventory.
  • Team Development: Conduct monthly training sessions and performance check-ins with junior technicians.

    Qualifications

  • High school diploma or equivalent; technical certification or trade school preferred.
  • Minimum 3–5 years of experience in hotel or commercial building maintenance.
  • Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.
  • Proven leadership or supervisory experience in a maintenance or engineering role.
  • Ability to read blueprints, schematics, and technical manuals.
  • Excellent problem-solving skills and attention to detail.
  • Strong communication and organizational abilities.
  • Ability to work flexible hours, including weekends and holidays.

    Physical Requirements

  • Ability to lift up to 50 lbs and perform physical tasks such as climbing ladders, standing for extended periods, and working in confined spaces.
  • Comfortable working in varying indoor and outdoor conditions.
